Find Great Deals Through Advertising
Familiarize yourself with homes on the market by looking through the various Clovis, NM Real Estate print publications. Buy some advertising yourself to discover unadvertised homes; let the deals come to you. The key is to advertise yourself as a buyer. Post flyers and give out business cards. Post notices on bulletin boards and take out ads in local publications. This way, people who are selling and even those who are just thinking of selling can contact you first and you won’t have to compete with other buyers.
Find Good Deals Online
Google your way to a good deal. More and more people are selling their own real estate online. There are many websites featuring homes for sell by owner (FSBO) in Clovis, New Mexico. You can often get a good deal on homes for sell by owner. Sellers may be willing to lower their asking price because they are saving the cost of a real estate agent’s commission. However, be aware you and the seller can’t save the same commission. It is best to go in with the idea of give and take and always tell the truth. If you are working with a real estate professional please tell your seller. Honesty is the best policy.
Don’t Low Ball the Seller
If you had to sell a home you know how this feels. People come into your home, look under your beds, look into your cupboard, and say how beautiful your home, “your pride and joy” is and then you get the sucker punch! The realtor calls and the buyer comes in with a verbal offer that is $45,000 off of your price that your are asking. Keep in mind that in New Mexico, the builder has to pay gross receipts tax on the sales price of the home at 7.4375%. So if you are buying a $200,000 home not only will they probably pay a 5% Realtor Fee (or whatever because it is negotiable) they also pay the 7.4375% tax on the realtors fee. So, to add this up the builder is sending $14,875 to the state of New Mexico for gross receipts tax for the seller, then if they had a realtor they are paying $10,000 in realtor fees plus sending another sales tax to New Mexico for the realtors fee of $743.75. The seller is already down to a price of $174,381.25 and they haven’t even paid closing costs, title insurance or anything. So, understand prices may seem higher in Clovis, but there are state taxes like you wouldn’t believe and we have not even talked about Federal taxes yet.
